I’m interested in a terraced house from 1962 with about 110m² (1,184 sq ft) of living space and am seriously considering starting negotiations with the seller. Before that, I would like to roughly estimate the renovation costs.
The roof is finished and watertight. The basement is completely dry. The seller provided me with information about when the roof, water pipes, heating system (gas boiler), etc., were renewed (unfortunately, I don’t have my notes with me right now). However, I cannot estimate when the gas boiler will need to be replaced or when the roof will require refurbishment again. Is there a general guideline or approximate schedule for estimating this?

Accordingly, we want to completely renovate the interior:
- Rewiring the electrical system (I will probably do the wiring myself, so only material costs apply)
- The water pipe to the kitchen (ground floor) is still made of lead (all others are plastic)
- Replacing door leaves and frames
- Completely renovating the guest toilet (approx. 5m² (54 sq ft))
- Removing the floor tiles and replacing them with parquet flooring
- Removing the wood panels from the ceilings and smoothing the plaster
How can I create a cost estimate for this? Are there any reference prices available? I don’t want to call around to various companies right now, as the usual response is “we need to have a look first.”

nordanney1 Jul 2016 08:41Parquet flooring costs start at about €20 per square meter (approximately $22 per square meter) (landhouse planks from about €30 per square meter / $33 per square meter), parquet adhesive around €6-8 per square meter ($7-9 per square meter), or alternatively impact sound insulation (e.g., 2mm (0.08 inch) roll cork) from €1.50 per square meter ($1.65 per square meter). White wall trim (laminated) starts at €1.50 per linear meter ($1.65 per linear yard). Tiles cost from €10 per square meter ($11 per square meter). Materials for a complete guest bathroom without a shower start from €1,500 ($1,650). Interior doors in white with frame start at €150 each ($165 each) (or higher quality doors with CPL white finish, soft-closing and magnetic latch including frame for €280 / $310). Stainless steel door handles start at €10 ($11).
Additionally, labor costs and the effort for removal work or small components like transition strips between parquet and tiles, stainless steel strips for the bathroom, or similar, must be considered.
Regarding the original poster’s question, we need to keep in mind that this concerns only cosmetic measures. A full renovation is a completely different matter and cannot be properly assessed from a distance.
Additionally, labor costs and the effort for removal work or small components like transition strips between parquet and tiles, stainless steel strips for the bathroom, or similar, must be considered.

For parquet flooring, you can choose the floating type, which you can install yourself.
Cost: 30 to X euros per m² (approx. 30 to X USD per 10.8 square feet). At 30 euros (about 30 USD), you won’t get much, but on average, it costs around 60 euros (about 60 USD), and at that price, you can get quality parquet. Some flooring dealers occasionally offer bargains where you can save quite a bit.
+ Impact sound insulation (though it’s not really expensive)
+ Baseboards (you can spend money on these, but in my opinion, they’re not too costly)
Plastering 1 m² (approx. 10.8 square feet). Doing it yourself requires some practice. Many prefer roughcast plaster because it’s “easier.”
Price might be around 2 euros (about 2 USD) per m². With primer and other materials, it could be 3, 4, or at most 5 euros (about 3 to 5 USD) per m².
When it comes to painting, the price depends on the quality of the paint, not the color itself.
Here, the cost per m² is at most 1 euro (about 1 USD) per m².
All in all, plastering and painting = 5 euros (about 5 USD) per m².
You can calculate more, but it certainly won’t be 70 euros (about 70 USD).
Door plus door frame costs around 300 euros (about 300 USD), which is not too much, but you do get what you pay for. If you want quality, expect 600 euros or more (about 600 USD+).
If you don’t want to do much yourself and hire professionals, I would generally add about 20 or, to be safe, 25 euros (about 20 to 25 USD) per m² for everything.
That gives you a rough estimate.
