ᐅ Difference in zoning plan regulations for ground floor, roof, and single-story buildings

Hello everyone,

I’m so glad this forum exists.
I’ve already been able to read through quite a bit.
As a complete beginner in house construction, I have a few questions regarding the development plan. I haven’t had the chance to call the building authority yet, so maybe I can use Sunday to gather some ideas. For the descriptions of suitable plots for us, it says:

WA1 (general residential area according to §4)

E (only single-family houses allowed)

Floor area ratio = 0.3 (floor area ratio as an upper limit here, maximum floor area ratio 0.3)?

° (open building style according to §22)

I+D (number of permissible floors here: ground floor + convertible attic and knee wall)

SD (gable roof)

My problem now is that we would like to build a single-story house with a gable roof!
We don’t like flat roofs.
This is basically not permitted for the plots we like best.
Are there any options?
The knee wall must be max. 50cm (20 inches)
And the maximum wall height 4m (13 feet)
Roof pitch for two-story houses: 0–28 degrees
For single-story: 38–48 degrees.

I’m totally confused.
Is there a difference between ground floor + attic and single-story?
Could I keep the knee wall very low and the roof as flat as possible to avoid needing to use the attic as living space?
Or is the rule based on the “average house” with living downstairs and bedrooms upstairs?

As you can see, I have many questions.

I quite like the bungalow. Maybe it could be a bit longer to allow space for a guest toilet.

How much longer will the child be living with you, and can the home office be located in the basement?

If you plan the following rooms on the ground floor:

20 m² (215 sq ft) living room
15 m² (161 sq ft) dining room
12 m² (129 sq ft) kitchen
16 m² (172 sq ft) child's room
16 m² (172 sq ft) bedroom
10 m² (108 sq ft) bathroom
10 m² (108 sq ft) hallway
2-3 m² (22-32 sq ft) guest toilet
2-3 m² (22-32 sq ft) wardrobe

and put the rest in the basement (technical room, storage, office, guest area), then 100 to 110 m² (1,076 to 1,184 sq ft) of living space should be sufficient. Maybe the child's room could be smaller if it won’t be used much longer, or the guest toilet could be omitted or moved to the basement.

I don’t think the floor plan from Nordlys is bad, but I would imagine some rooms larger, and the staircase to the basement still needs to be considered.

If you need to convert the attic, then skip the basement and use the attic as a basement replacement.

On one hand, it seems you have to expand anyway; on the other hand, basement space is more expensive than living space above ground.

You can install technical equipment and appliances on one side at the top, and on the other side, have a bedroom with a shower bathroom—either for guests, as an office, a master bedroom, or a children's area.

Yvonne is absolutely right. We decided to go with a steeper roof pitch instead of a basement, a proper staircase up instead of a hatch in the floor, plus a Velux window, a studio truss instead of a traditional timber truss, and OSB boards for the upper floor. Initially, this is a basement alternative; what it will become remains to be seen. It was definitely more cost-effective. Basement around 20, roof expandable plus Velux and staircase, 8,800. Clear?
