In another thread, I already asked about the “right” insulation.
Here is our current plan.
Requirements for the floor plan
3 full-sized children's bedrooms
Attic fully usable and accessible by a proper staircase
Not smaller than our current house (+ of course the 3 children's bedrooms)
Dormer gable (because of the 3rd bedroom) and also because we like it.
Attached is our current floor plan option.
Exterior dimensions depending on the provider: 11.5 - 12 m x 9.50 m (38 - 39.5 ft x 31 ft) plus 1 m (3 ft) dormer gable, one third of the house width.
The house is planned to have underfloor heating and a mechanical ventilation system with heat recovery in both the ground floor and attic, if that matters.
At the moment, I’m not very happy with the ground floor layout; I find the kitchen somewhat cramped.
If I swap the kitchen with the office/guest room, the seating area becomes tight because it would then logically have to be placed in the dormer gable.
We would appreciate any suggestions, improvements, or critical feedback on what is good or bad, as well as any ideas on things we might have overlooked.
The house orientation with the dormer gable is roughly southwest in options 1 and 2.

And as I said, consider how your children will access the terrace. Having the exit behind the sofa is more of a makeshift solution and not much more..The sofa would probably be placed against the wall next to the office in our case, leaving the doors unobstructed. 🙂
I would keep the guest bathroom about this "size," but add a shower as well. That way, the guest room will also have a shower included.
