Hello,

building two stories (full floors, shed roof) or a bungalow?

There is enough space available.

Footprint for two stories: about 80 m² (860 sq ft),
footprint for one story about 150 m² (1,615 sq ft). So the living area is roughly the same.

Apart from the required larger footprint, where are the cost differences?

No stairs, no second floor ceiling.
Instead: larger foundation slab, larger roof.

Are there any other cost-relevant differences?

Regards and thanks
Pius

Although off-topic, I’ve been wondering for a long time: When a house builder’s (internet) offer says "house on slab foundation," does that mean the slab foundation is included in the offer price and scope of work? Or does it mean the slab foundation must be provided by the client ("builder-supplied") and the house is then placed on it?

I really don’t know …

If there is no indication to the contrary in the building specifications—meaning the slab foundation is not explicitly excluded—the offer is understood to include the slab foundation, at least with a provider of a solid masonry house. For manufacturers of prefabricated houses, the offer price often refers to "starting from" a slab foundation.

Like you, many prospective buyers feel uncertain about this, which is why I have made a habit of explicitly stating "including slab foundation." So your question makes perfect sense to me.

What plot size is required for the mentioned bungalow?

Hello

If possible, definitely go for a single-story design.
For many, it often comes down to the size of the plot or
the associated costs.
