Hello,

building two stories (full floors, shed roof) or a bungalow?

There is enough space available.

Footprint for two stories: about 80 m² (860 sq ft),
footprint for one story about 150 m² (1,615 sq ft). So the living area is roughly the same.

Apart from the required larger footprint, where are the cost differences?

No stairs, no second floor ceiling.
Instead: larger foundation slab, larger roof.

Are there any other cost-relevant differences?

Personally, I think it’s an excellent idea. Everything on one level. No stairs.

A slab foundation clearly costs more (excavation removal too). A larger roof also increases costs. Of course.

Overall, an architect would need to answer this question. Roughly speaking, the enclosed volume costs about the same +/- roughly (!) but if you have the option and can build on one level... great! I would love to have a house like that. In my view, it feels comfortable and luxurious.

We planned both a bungalow and a two-story town villa. Overall, the costs were quite similar. For example, in the bungalow, we had to install a second distribution manifold for the underfloor heating due to the pipe lengths. However, this was reasonably priced.

Because of the comfort, I wouldn't want to give up the bungalow anymore. It was the best decision of my life.

I’ll give you an example for North Rhine-Westphalia; in Hesse it costs about 3–5% more:

Bungalow 147 m² (1580 ft²) on a foundation slab with a 25° hip roof, turnkey version: EUR 230,990.00
Town villa 148 m² (1594 ft²) on a foundation slab with a 25° pyramid roof, turnkey version: EUR 231,150.00

Done in no time, as the saying goes around here. When calculating the floor area of a two-story building, you must not forget the intermediate ceiling, which also impacts the costs. Additionally, there are details that are much easier to handle in a single-story building, which in turn affects the labor costs. All in all, it’s a zero-sum game.

Although it’s off-topic, I’ve been wondering for a long time: In a (online) house builder’s offer, does “house on slab foundation” mean that the slab foundation is included in the offer price and scope of work? Or does it mean that the slab foundation must be provided by the client (“by the builder’s side”) and the house is then placed “on” it?

I really don’t know...
