This is the construction report following an earlier thread on floor plan design.
Planned are:
618 m² (6650 sq ft) plot of land
150 m² (1615 sq ft) living space
50 m² (540 sq ft) double garage
Air-to-water heat pump with underfloor and wall heating
Zehnder ventilation system
Exterior blinds in the living room, kitchen, and gallery. Windows anthracite on both inside and outside
Smart home wireless Homematic IP
Planned budget: €300,000 including land and ancillary costs + €30,000 reserve
Plus €12,500 net for a 9.6 kWp photovoltaic system financed separately
Only small regional companies recommended by other builders are being considered.
So far, the following trades have been contracted:
Earthworks: €20,000
Shell construction: €73,000 + €1,000 for the porch above the front door, Wienerberger Poroton T9
Roof: €19,000 + €1,500 scaffolding
Electrical work: €11,000 excluding chiseling work
Window materials: 17 Salamander triple-glazed units + Beck & Heun roller shutters + 5 Selt exterior blinds = €16,000
Quotes received for:
Plastering without decorative finish: €21,000
Bathroom ceramics Villeroy & Boch: €3,000 from Reuter Bathroom Shop
Interior doors Herholz: €2,600
Hörmann front door + garage door: €3,000
Building services materials from the internet: €10,000
Zehnder ventilation unit ComfoAir Q350 TR enthalpy heat exchanger including materials: €4,000 from Selfio
Nobilia kitchen furniture: €5,500, Bosch Series 4 kitchen appliances from Für Uns Shop with 50% discount for €3,500

Even in Bavaria, you can get several offers. You just have to inquire in a way that shows you are an interesting client. Key factors are:
- An unusual project
- Define the desired outcome but allow freedom in implementation
- Offer the potential for a truly valuable reference
- Appear in person
- Be friendly and reliable
- Contact only those who are genuinely considered
- Aim for and communicate the best price-performance ratio or result, not the lowest invoice amount
Responding to an anonymous, run-of-the-mill price inquiry with unclear prospects of winning the contract is a complete waste of time, even in tough times. So my standard, non-executive board house is zero interest as a reference, and I don't think any design freedoms would be possible with Q2 plaster...
And nobody will come all that way either—what would they want to see? Just a shell structure...

Statistically, that's already too little data.I almost expected that response. Of course, it’s not like having a 600 dpi resolution image when I draw only two samples from an initial market overview. But even from those two, I can see how far apart they are. If the range is narrow, I get more quotes to check how that affects the spread; if it’s wide, I also get more; and if it’s medium, the same. After that, I decide whether I request just one, two, or three more. Starting off with five, and flat rates for both small and large lots, in my opinion, is exactly the kind of antisocial behavior the “enlightened consumer” nowadays “feels personally entitled to by capitalism itself.”https://www.instagram.com/11antgmxde/

@11ant There is some truth to that, but in the past it was almost always the case that people hired their neighbor’s bricklayer/plumber/carpenter, etc., because they knew they did good work and wouldn’t overcharge. If they had done something wrong or overstepped, the other neighbors would have informed me. Even earlier, guilds and craft associations ensured that everyone was cheated equally.
Today, you simply don’t have that security. That’s why I think it’s reasonable to do a bit more research. Whether that means getting three or five quotes—well, to me, five inquiries per trade, with follow-ups and then trying to remember who was who, would be too much effort.

We used to have an emperor, I know. But back then, even a request for a quote sent as a large letter cost three marks and twenty pfennigs, and it wasn’t spammed like it is today.
