Good morning everyone,
I am planning a 6x3 meter (20x10 feet) tool shed behind my garage and need to apply for a building permit / planning permission.
According to the Osnabrück district regulations, I require a simplified building permit under §63 of the Lower Saxony Building Code.
My structural engineer has now completed the application and is asking for a hefty fee of 1400€ net.
Unfortunately, I am not familiar with this process and am looking for guidance here in the forum.

Is this price reasonable?
He visited the site once, prepared a construction description, created a cross-section A-A (and an elevation), marked the shed on the site plan, and completed the building permit application.
The cost seems quite high in relation to a tool shed...

Best regards,

Service phases 1 to 4 for a shed cost 1,400€.

At first, that sounds ridiculous. But it’s only one-tenth compared to the fees for the service phases of a single-family house. The effort is the same even though the complexity is missing; the documents still have to be submitted exactly as required.

We also always say: the smaller the house in square meters, the higher the price per square meter.

So I don’t understand the outrage, except that it is a lot of money!

1. Too late
2. You should have hired a carpenter as the authorized draftsman; it probably would have been cheaper.

Submitting an application for a garden shed to a structural engineer is also rather disproportionate.
If they spent two days working on it, the price is completely reasonable. Not cheap, but nowhere near excessive.

For a garage with structural engineering, a neighbor had to pay similar prices. Through a classified ad, he then found someone who completed the work for about 800 euros.

Small jobs = high prices. Even then, the secretary has to get the coffee.

In addition to the working hours you have accounted for, consulting time, inquiries, and liability must also be included.
Has structural engineering and surveying possibly already been considered?
How will the "shed" be constructed? A rough guideline is that the architect’s fee is 10% of the construction cost.
