Hello,

we have purchased a plot of land near Stuttgart and submitted a building permit application. Unfortunately, the cost estimates keep increasing.
The project is a single-family house with a living area of 250 m² (2690 sq ft), including a double garage and basement, KfW40+ standard.

Can anyone recommend a construction company in the greater Stuttgart area?

Thanks in advance!

Regarding Fellbach: Many houses there are quite old (the Kampa house in Fellbach dates back to 2008!), many of them have no basement, and most are larger than 160m² (1,722 sq ft). It is completely unclear what is included as the "standard" in the offer. It is also uncertain whether a house was simply and cheaply "placed." Tiles are always larger than 60x60cm (24x24 inches), the fittings are sometimes upscale and usually not standard. Architecture among the providers is very varied, meaning almost every provider offers all common roof styles and house types (e.g., semi-detached house, town villa, bungalow, etc.). So, the exterior appearance helps little. That’s my impression regarding the prefabricated wooden houses.
Side note: The Baufritz (solid wood) house is of course legendary, with a kitchen countertop weighing several tons, planed solid wood parquet flooring, and so on. When asked, the lady there stated construction costs starting at 3,500€/m² (325 sq ft).

That’s something. Now certain professions are being excluded. I hadn’t come across that before. Are there other professions that get discriminated against like this in this lousy industry?
Regarding the defensive offer: It sounds like a potential customer pressured the house builder for an offer so aggressively that the builder had to “defend” themselves... I’m not so sure about that. They could simply say: We have no more capacity and want to continue serving our customers well, etc.

Yeah, Siemens and Audi engineers 😎

And “defensive offer” is quite a common term, isn’t it?

Oh dear, now the engineers as well. I also suspect that skilled tradespeople, energy consultants, etc. are not always welcome as builders 🙂 As someone with no background in sales or marketing, I didn’t know the term. Learned something new again!

...but some are new and provide plenty of ideas for adaptation or similar, which you can then discuss with the regional building authority / planning office that is not located in Fellbach... just try to think less complicated 😉

Well, that’s great if you can also demonstrate the durability of your products right away. If you were the next consumer protection minister, I guess we would be “lucky” to see models in exhibitions only with the standard equipment included without any extra charges :-(
Basements under trade fair stands – what kind of world are you living in?

... on cast iron base cabinets, or how is that supposed to work???

You see: even with a construction quality standard, you can put up barriers— in this case, against average earners ;-)

Honestly, I would really be happy about that, whether you can understand it or not 😎 But here in Germany, consumer protection ministers have no real influence... They get assigned to the Ministry of Agriculture or somewhere else and are not allowed to complain.

What do you mean by exhibition stands? Which trade fair?

I found your question quite amusing. I think the lady said the natural granite weighed over 3 tons (can’t judge if that’s realistic). No idea what the base cabinets were like, I didn’t check. Maybe there was an invisible concrete block underneath or something...
