We are planning to build a complete semi-detached house with a granny flat.
Now, one provider is telling me that this is not possible because of the plinth height (0.5m (20 inches))?
Could that be true?
The eaves height would be 6.5m (21 feet) or 12m (39 feet) available.

Yes, that is possible. Since eave height measurements sometimes refer to the top edge of the finished floor of the ground floor, the development plan often limits how far this reference height may be above the terrain. Raising the house to accommodate a basement-level apartment (resulting in the ground floor being an elevated ground floor) is therefore not allowed.

A 12m (39ft) eaves height suggests a typical narrow townhouse floor plan. This makes it difficult to provide access to the granny flat. Having the ground floor slab half a meter (1.6ft) above ground level is also hardly sufficient for a basement apartment, as you would need a significant slope or hillside for that.

Are two separate dwelling units even allowed on one half?
After all, a parking space would also have to be provided – doesn’t that make things a bit tight?
Why do you want an in-law apartment?
