ᐅ Complete duplex with a separate granny flat/apartment. What are the base and eaves heights?

Hello everyone,

We are planning to build a complete semi-detached house with a granny flat.
Now, one provider is telling me that this is not possible because of the plinth height (0.5m (20 inches))?

Could that be true?
The eaves height would be 6.5m (21 feet) or 12m (39 feet) available.

Thanks for your help and ideas.

Yes, okay... 4.5m (15 feet) ceiling height is quite something :-) Does anyone actually build like that? It’s usually more for three stories.
A full storey counts as 1.4m (4.6 feet), right?
And why wouldn’t you combine WA3 with WA2? That’s how it was done with WA1 as well?

We’ll probably have to ask the local authority for a 1m (3.3 feet) plinth height, please :-)

And sorry for all the questions ;-)

That may well be the case and would be an explanation. However, the main focus was probably on a uniform maximum ridge height. Whether every builder can fully utilize this is less important.
