ᐅ Complete duplex with a separate granny flat/apartment. What are the base and eaves heights?

Hello everyone,

We are planning to build a complete semi-detached house with a granny flat.
Now, one provider is telling me that this is not possible because of the plinth height (0.5m (20 inches))?

Could that be true?
The eaves height would be 6.5m (21 feet) or 12m (39 feet) available.

For our parents, we wanted a granny flat. Two residential units are allowed. Yes, that is exactly the question :-)

What I haven’t mentioned yet... my brother lives in the other half, so we both have each half for the basement apartment... if that helps.

Oh. If the granny flat should also be age-friendly, then it definitely needs to be on one level.

Please upload drawings of the plot (a section of the cadastral map / zoning plan), so we have a basis to work from and don’t have to guess.

No. A single dwelling unit cannot extend across a property boundary.

For your plans, you need a plot of land where a multi-family house with 3 units can be approved.

Um, no, I didn’t mean unwanted external links here. Certainly not to thick reference books. I meant simple JPEG images showing the mentioned plots. That means I see them in WA1 and WA2 – by the way, only with 6.5 m (21 feet) eaves height and 12 m (39 feet) ridge height – unfortunately without plot dimensions, but with approximately 8 m (26 feet) house width.

That would be more cost-effective, but it is not a must. A semi-detached house with two units and one with only one unit is possible here – but no residential unit may extend beyond the property line. For a semi-detached house on a single plot, that would be possible – although I would prefer stacked apartments rather than side-by-side units in such a case.
