Hello everyone,
my partner and I are considering a plot of land.
The plot is 628m² (6758 square feet).
The floor area ratio (FAR) is 0.3 and the Building Use Ordinance 1990 (BauNVO1990) applies.

How much area, including garage, paving, etc., am I allowed to build on?

Plot area 628m² (6758 sq ft) x FAR 0.3 = 188.4m² (2030 sq ft)
This includes the building footprint plus balconies, roof overhangs, and terrace.

The calculated footprint may be exceeded by 50% for garages, parking spaces, driveways, walkways, and accessory structures.
So 50% of 188.4m² (2030 sq ft) is 94.2m² (1014 sq ft).
188.4m² + 94m² = 282m² (3039 sq ft)

That means if the house and terrace are 150m² (1615 sq ft), we can use the remaining 132.6m² (1426 sq ft) for garage, parking spaces, etc.

Am I understanding this correctly?
