I’ll keep it brief:
We are planning to build a house (in Bavaria) that we would like to introduce here in the forum. I’m trying to build a solid foundation of knowledge through reading and talking to other homeowners, which is quite difficult for me as a beginner given the complexity of the topic.
Well,... so that I don’t become “like a foolish man who built his house on sand,” as it says beautifully in the Bible, I would like to ask you for advice, help, and tips.
I really value your experience because what I have learned from homebuilding magazines and salespeople at show home parks is obviously not enough.
Description of the people:
My wife (23) / homemaker.
Me (25) / technical draftsman – mechanical engineering.
No children yet, but 1–2 planned.
Description of the building project:
Basic idea
>Bungalow without a basement
>Living space about 120 m² (1290 sq ft), external dimensions 12.5 m x 11.6 m (41 ft x 38 ft)
>Monolithic construction (36.5 cm (14 inch) Unipor W09 bricks)
>KfW 70 energy standard
Roof
>Hipped roof, 30° pitch
>Attic not finished, but accessible via a normal staircase and with future-ready connections installed for later expansion
Heating
>Air-to-water heat pump (split system)
>Underfloor heating
>Wood-burning stove
Windows
>Triple-glazed
Floor coverings
>Bedrooms and children’s rooms: laminate
>Other rooms: tiled (probably porcelain stoneware)
Plot
>About 1200 m² (0.3 acres)
Current status:
Nothing has been signed for the house yet,
No loan has been finalized yet,
The targeted plot has not been bought yet.
I plan to realize the house with a “planner” I know (who will take care of the planning submission, tendering, cost estimates, site management, etc.).

Do you already have a plot of land? You mention about 1200 sqm (13000 sq ft) – is that already your property?
Is there a zoning plan or any restrictions in the open space plan for the plot? Is it within a built-up area or outside of town? Is the land sloped or flat? Are there any conditions set by the local authority?
Have you considered the financing options?
You are planning your house in great detail already – have all the other aspects been addressed? If not, I would tackle those first before you get into the detailed planning of the house,...

This concerns a building area in a small village that has remained undeveloped for a long time.
There is a zoning plan. I would need to check the floor area ratio, plot ratio, etc. (I'm not at home right now).
What is allowed: a pitched roof facing a specific direction… with a pitch of, I believe, 38-45°…
Our project will require a special permit…
The planner I’m working with believes that due to this restriction, the building area is quite unattractive to most people.
The plot we are targeting there is significantly larger, although the municipality has already confirmed that we could reduce its size…
We are planning for 1000 - 1200 sqm (10,800 - 13,000 sq ft).
So, we DO NOT own the plot yet.
Oh, and yes… It is on a slope (if you can call this a slope)… I don’t have the exact figure in mind now, but I believe about 6%.
I know this isn’t ideal for a bungalow.
Yes, I have thought about financing:
It still depends on the overall result from my planner. (But that would be a different thread, I guess.)
(In principle, it is possible.)
