ᐅ Build the garage immediately or later – experiences?

Hello everyone,

We would like to hear your opinions as well as the pros and cons. Would you build the garage at the same time as the house, or would you prefer to add it later and build just the house initially?
We are currently undecided whether to include the garage in the original order or handle it later.

What are your experiences, or do you have any special tips or considerations that should be taken into account?

If I were you, I would have the garage built at the same time.

Adding it later means another construction site with the usual accompanying dirt and “chaos” around the house.

Also, you would either have the electrical wiring to the garage lying around on the property for quite some time or have to have it installed when the garage is eventually built (creating dirt inside the house). It’s similar with the roof drainage connections.

Given the current interest rate situation, the “few extra euros” per month shouldn’t be a big burden.

We had our two garages built promptly and are glad we did it right away. Friends of ours who built their house five years ago wanted to add their garages one or two years later – today both family cars are still parked outdoors on a gravel area, as the driveway can only be paved after the garage is built...

I would take my time with the carport, for example. Ours is only being built now, after 4 years of living in the house. Other things have simply been more important, and it ended up costing only half of what we would have paid 4 years ago since it is a clearance model.

I am not talking about a carport. That’s clear, and I would also install that much later.

I also believe that the advantages of having everything done at once outweigh the drawbacks. You only have to deal with the construction site disruptions once, and coordinating between the house and the garage is easier (for example, if you want a direct access from the garage to the house, or need to install utilities, etc.).

Of course, building the garage later can temporarily ease the budget. This way, you can have the garage built when more funds become available.

I would also recommend having the garage built right away.

Of course, it’s always a question of costs.
From the beginning, we planned for a carport, which we will only have built this year.
The reason is quite simple: we didn’t want to stretch our mortgage any further, so we are completing the exterior work step by step. The structural situation was also a factor (for example, L-shaped retaining stones still need to be installed by the neighbor, etc.). This year, a savings contract is maturing, and its funds will be used for the carport.

However, I still advocate building the garage immediately if the budget allows:
1. A garage is built with solid construction (aside from a prefabricated garage), and the related work can be done directly by the same contractors involved in the house construction.
2. This avoids duplication of disruptions such as construction dust.
3. You avoid the ongoing nuisance caused by dirt from the unfinished exterior area (we are currently bothered by dirt constantly tracked into the house from the gravel surface and the puddles forming after 1.5 years due to settling of the gravel).
