I think it’s realistic to assume that the standard options alone won’t satisfy most people in terms of what they like. When it comes to this category—selection of fittings and finishes—we’re unsure what budget should realistically be planned.
For a contractor, we know that the extra investment for the staircase we would like would be in the mid three-digit range, and the same applies to the front door.
Regarding the bathroom tiles, the basic standard is probably not very appealing either. One supplier would price the base range at 30 euros per square meter (approximately 2.8 square feet), and an upgrade to the “mid-level” range would mean tiles at 40 euros per square meter (approximately 3.7 square feet). If the bathroom has about 12 square meters (approximately 129 square feet) of floor space, and some walls are tiled as well, I would now estimate about 40 square meters (approximately 430 square feet) of fleece surface area—does that sound about right? From your experience, is 40 euros per square meter a suitable price?
Which other items did you upgrade?
One supplier quoted around 5,500 euros for upgrading to electric roller shutters, which seems quite expensive to me...
What were your approximate costs for additional power outlets, intercom system, and similar extras?

Different color: €600
Metal strips on stair treads: €470
Window inserts in doors: €330
Different plaster finish: €3,500
RC2N security rating: €830
Electric shutters: €4,500
Lift-and-slide door instead of standard window element: €900
Different shower walls: €1,000
Different toilets: €100
Additional electrical work: €3,800 (sockets, outlets, sub-meter, thermostats (prepared))
All in all, about €16,000 – but roughly half of that was agreed before signing (shutters, plaster).
Regarding the price for tiles starting at €25, in my opinion, style trends play a bigger role than quality (please feel free to disagree).

Very exciting! We have already included quite a few options in the offer: electric roller shutters on some windows, a closed staircase, two floor-level showers, a second exterior wall color, and two sinks in the master bathroom.
Currently, a budget of €12,000 (about $13,000) is planned as a buffer for final selections. (City villa with a total of 260m² (2,800 sq ft) and an 80m² (860 sq ft) granny flat.)
Let’s see what comes up—we have a preliminary selection appointment next Saturday to get a better feeling for it.

We initially approached the selection process hoping it would not lead to significant additional costs. However, we were far from that.
The extra costs amounted to nearly €15,000 (about $16,000).
This included, for example, a double-leaf door with glazed panels to the living room, completely different interior doors (white, country style), a different staircase (material and color), a different front door, beige mortar joints for the brickwork (standard is gray), higher quality windows, a different bathtub, and Villeroy & Boch sanitary fittings.
On top of that came the final invoices from the trades for things like additional power outlets, large floor tiles measuring 60cm x 60cm (24 x 24 inches), different wall tiles, brickwork cornice, and so on. This added up to another €5,000 (about $5,300).
Therefore, we decided to skip the electric roller shutters and stick with manual ones, as the electric versions would have cost an additional €6,500 (about $6,900).
Since only one roller shutter (in the bedroom) is used daily, we didn’t think the extra cost was justified.

In my opinion, for tile prices above 25 € (about $27) the trend is more to blame than the actual quality (please feel free to disagree)I disagree – you don’t really get good tiles for 25 €. Also, that is usually the price charged by the general contractor, which is often higher than the actual tile cost.
Calibrated tiles that are also good quality and not warped or uneven are hardly available at that price – larger formats are even more difficult to find.
