I think it’s realistic to assume that the standard options alone won’t satisfy most people in terms of what they like. When it comes to this category—selection of fittings and finishes—we’re unsure what budget should realistically be planned.
For a contractor, we know that the extra investment for the staircase we would like would be in the mid three-digit range, and the same applies to the front door.
Regarding the bathroom tiles, the basic standard is probably not very appealing either. One supplier would price the base range at 30 euros per square meter (approximately 2.8 square feet), and an upgrade to the “mid-level” range would mean tiles at 40 euros per square meter (approximately 3.7 square feet). If the bathroom has about 12 square meters (approximately 129 square feet) of floor space, and some walls are tiled as well, I would now estimate about 40 square meters (approximately 430 square feet) of fleece surface area—does that sound about right? From your experience, is 40 euros per square meter a suitable price?
Which other items did you upgrade?
One supplier quoted around 5,500 euros for upgrading to electric roller shutters, which seems quite expensive to me...
What were your approximate costs for additional power outlets, intercom system, and similar extras?

I had €10,000 to spend, but then there were additional costs:
- Extra charge for the staircase (white ash instead of beech, €2,000)
- Bathroom (over €5,000)
- Tiles were more expensive
- Busch-Jaeger doorbell with video and remote access
- 66 LED recessed spotlights plus dimmer (all on the same circuit) over €2,000
- Electrical work... wow, that hit hard. Home automation, outlets, etc.
- I completely forgot about the satellite dish!
- Kitchen, painter, flooring, soil removal, paving work — all more expensive than planned and over the initial estimate. At some point, I started adding 10% on top of the estimate.
In the end, it probably cost €30,000 extra. Without the garden.

We received a list of 2–5 companies for each trade, which we contacted and reviewed samples with.
For tiles, we were lucky to get nice 80x80cm (32x32 inches) ones for €30/m² (about $30/sq ft). Due to the higher installation effort, there is an additional €11/m² (about $11/sq ft) charge.
The staircase, made of knotty oak and stainless steel rods, cost around €2800 (for 2 floors).
The external blinds on the south side, tiled shower, etc. were already included in the original offer, so I can’t specify costs for those.
The front door, budgeted up to €4500, was also already included in the first offer.
A second frost-proof outdoor faucet was €280.
We are installing the sanitary fixtures in front of the wall ourselves after a disappointing sanitary review.
I would recommend deciding on as many details as possible in advance to avoid unexpected costs later on.
