ᐅ Are custom request prices reasonable?

Hello,

I have received an offer for a semi-detached house in the Stuttgart area and would appreciate your opinion and expertise on whether the prices for the special requests are reasonable or not.

The developer charges the following:

  • Additional cost for underfloor heating €57 per sqm (square meter) + €145 per thermostat
  • Electric roller shutters €240 per window
  • Garage €10,000
  • Decentralized ventilation €1,600 per room
  • Second bathroom €5,000
  • An additional living room in the basement €5,000
  • Network connection €100 per outlet
  • Parking space €3,000

I am rather assuming standard fittings.
Bathroom 2 approx. 5 m² (54 sq ft) shower, washbasin, tiles, etc.

Also, shower, toilet, washbasin, tiles with fittings, etc., are already around 5,000€ and are quite reasonable. Underfloor heating is too expensive as a separate item. Network outlets are 100€ each, which is rather cheap.

Apart from the additional cost for the underfloor heating, everything seems fine to me, IMHO.
What would be a reasonable extra charge for the underfloor heating?
How many thermostats are ideally needed?
Do developers generally allow room for negotiation, and what would be the recommended strategy in this case?

One thermostat per room, and one in the hallway on each floor.

Oh no, my developer wants 160€ per thermostat... this is going to be expensive :-(
Is that price reasonable?
What features do these devices have for 160€? Display, sensors, etc.?

We have the thermostats pre-wired for electrical installation but will not install any for now – not sure if we will actually save anything ;-) This can be an option for slow systems with low supply temperatures (keyword "self-regulation effect").
