ᐅ Are custom request prices reasonable?

Hello,

I have received an offer for a semi-detached house in the Stuttgart area and would appreciate your opinion and expertise on whether the prices for the special requests are reasonable or not.

The developer charges the following:

  • Additional cost for underfloor heating €57 per sqm (square meter) + €145 per thermostat
  • Electric roller shutters €240 per window
  • Garage €10,000
  • Decentralized ventilation €1,600 per room
  • Second bathroom €5,000
  • An additional living room in the basement €5,000
  • Network connection €100 per outlet
  • Parking space €3,000

Network outlet fits – I was also surprised at how expensive they are, especially since not a single one was planned for our house...

If you pay 1 million for your basic house package, the additional costs are expensive. If your house cost 180,000 euros, it is affordable.
What really matters is what you pay for your house in the end and what other providers charge for the same features.

here is the distinction between additional cost / special request
  • Additional cost for underfloor heating 57€/sqm (5.3 sq ft) + 145€ per thermostat = additional cost
  • Electric shutters 240€ per window = additional cost
  • Garage 10,000€ = special request
  • Decentralized ventilation 1,600€ per room = special request
  • Second bathroom 5,000€ = special request
  • An extra living room in the basement 5,000€ = special request
  • Network connection 100€ per socket = special request
  • Parking space 3,000€ = special request

How many thermostats would you recommend?

2. In my opinion, it is cheap to reasonable.

3. It depends (prefabricated concrete garage or steel garage? Which door? Including foundation? Etc., etc.) -- Depending on this, 10,000 euros can be extremely cheap or just barely reasonable.

5. Hard to say, bathrooms always end up costing twice as much as an average person would expect (sorry, just my personal experience with bathroom suppliers). Here you need to know what the baseline is... Is your special request only a larger sink, or does it already include a whirlpool bathtub?
