ᐅ Meeting with the construction company: What questions should we ask?

Good evening, we have an appointment with the construction company tomorrow and, after reviewing the brochure as well as the building specifications / notarized contract, we still have some questions:

• When do we need to sign the construction contract – prices apply for building next year, but we would like to wait for the information sheet from the tax office!
• Is there a kindergarten behind the house? See the site plan / development plan?
• Internet connection setup? What type of fiber optic internet is available?
• When does the selection of finishes and fittings start?
• Which insurances do we need?
• When can we move in?

Are there any other questions we should definitely ask?

Well, without the quote, it’s hard to say much. Some developers offer an all-inclusive package. How is it handled here? Fundamentally, there are some pricing questions missing. I doubt the house will turn out exactly as you want it, and before a big surprise arises later, I would think carefully about what you really want.

We have a price for the plot of land and a fixed-price offer for the semi-detached house exactly as we want it inside and out.

Do you have it planned exactly as you want it inside and out? Have you already had any discussions? It seems you haven't even had a material selection appointment. Some of your preferred options might involve additional costs.
What about the other semi-detached house? Do you need to coordinate with them, or can you decide independently how things should be done?
What about construction electricity/water/surveyors, etc.? The utility connections in general—who is handling that?

We already have the prices for our modifications, for example for the terrace, windows, and the walls. We can decide independently what we want, regardless of the other semi-detached house.

The plot provider and the house builder are different companies.

I would first inquire about the additional costs for electrical work, such as each extra power outlet, network socket, and so on. Also, only tiles sized 30 x 30 cm (12 x 12 inches) are included in the dimensions. Nowadays, it is more common for 60 x 30 cm (24 x 12 inches) tiles to be included. I would want to know the extra costs for that.

Additionally:

- What is the cost for lockable windows (important for homes with children)?
- Additional cost for electrical preparation in a future garden shed
- Additional cost for electrical connection on the terrace for a future awning
