ᐅ Meeting with the construction company: What questions should we ask?

Good evening, we have an appointment with the construction company tomorrow and, after reviewing the brochure as well as the building specifications / notarized contract, we still have some questions:

  • When do we need to sign the construction contract – prices apply for building next year, but we would like to wait for the information sheet from the tax office!
  • Is there a kindergarten behind the house? See the site plan / development plan?
  • Internet connection setup? What type of fiber optic internet is available?
  • When does the selection of finishes and fittings start?
  • Which insurances do we need?
  • When can we move in?
Are there any other questions we should definitely ask?

Is there a road or something nearby that might cause a lot of noise? Aerated concrete doesn’t provide the best sound insulation. You might want to consider changing that. Costs?
At a minimum, have the party wall between the semi-detached houses built from sand-lime brick. This is probably already done for soundproofing anyway. At least ask about it.
Eaves – what material are they? Wood or plastic? I couldn’t find any information about that.
The downpipes have no flaps for water or debris.
The sanitary fixtures are completely standard, and during the selection process, extremely high prices are usually charged. You could ask whether it’s possible to source a washbasin yourself and have it installed for free.
There is no kitchen included – by when does the company need the kitchen layout?
The electrical setup is quite comprehensive, but I would still ask about the additional costs. Is the utility room the same as the laundry room?
The staircase is entirely standard. I would have asked about any extra costs here as well. This can quickly get into the five-digit range.

RC 1 N is a fairly low resistance class. I would also inquire about extra costs here. The patio doors are available with a low threshold for easier access. Again, ask about the additional price.

Request a payment schedule to avoid paying too much upfront.

No, nothing nearby.

We spoke to some residents in the neighborhood who have similar semi-detached houses, and they said you can’t hear the neighbors from the other semi-detached unit.

Let’s keep it in mind, which would be better here?

Well, both have pros and cons. Wood needs to be painted, but it’s a natural building material. Plastic probably lasts forever. Most people I know choose plastic.
