ᐅ Looking for design ideas for a semi-detached house floor plan.

Hello,
I’m not sure how to arrange the remaining part of the floor plan. The front door must be on the side.
Our requirements are:
  • a utility room as large as possible (since we don’t have a basement)
  • a WC with toilet and washbasin (small but practical)
  • a reasonably comfortable entrance area, meaning not too narrow when a few people visit... not too tight and not too dark.
  • a cloakroom niche that isn’t immediately visible when guests come over. Ours usually looks quite messy.

How would you use the remaining 20m² (215 sq ft)?
I appreciate any tips and ideas.

Since August 2014, you have been posting about your problems with the semi-detached house. That itself is not a problem—that’s what forums are for—but you had already realized back then that you should hire an architect.

Even if I haven’t spent years working with floor plans, after following your topic since August 2014 I know what is important when planning a semi-detached house and what should be considered.

If you have problems converting between 2D and 3D or vice versa, I’m not the only one here wondering why you’re trying to draw yourself instead of finally letting a professional handle it.

For me it was more like 1.20 m (4ft)! I’m really glad I didn’t spend an entire evening on the measurements as well.

With a semi-detached house, the sketch is done in one day—note: just a sketch! You’ve wasted half a year worrying about getting soaked every day between the car and the front door.
In the past year, that’s only happened to me twice—and I’m out and about every weekday.

In the last six months, construction costs have certainly risen by a few percent.
If you continue like this, you won’t be living in the house in three years.
(Maybe better that some dark spaces don’t get built after all.)
Hire an architect and trust them—especially if you can’t trust anyone here in the forum!

Sorry if these words sound harsh sometimes, tichu—but it had to be said—and they come from a good place!

Thanks, mannymaus... I can recognize quite a bit from this.
What are the dimensions of your semi-detached house, and was it designed by an architect or a general contractor?
How wide are the hallway and the staircase on the ground floor? Do you have a plan with measurements?
A better-shaped plot, a basement, and two full floors really make a difference.
There is more light and space.
What do the lines on the upper floor towards the garage represent? A carport?

This is the first design that I really like. What surprises me a bit is the T-layout in the bathroom.

But I didn’t draw that for you. The square meters are indicated inside the rooms, aren’t they?
The semi-detached house by mannymaus has different conditions, so don’t make the mistake of applying them here.

Our semi-detached house will be 8.5 x 10 m (28 x 33 feet). The hallway is 1.63 m (5 ft 4 in) wide, the staircase 2.38 m (7 ft 10 in). There is a carport between the garage and the house, exactly.
We are not doing a T-shaped bathroom layout.

But as I said, we have two full stories plus a basement... so different conditions...

I find this comment inappropriate.
There are urban areas and/or life priorities where a semi-detached house or terraced house fits well with a person’s situation.
You should also consider the cost factor of the land, not to mention the availability of properties in the surrounding area or neighborhood.
Central neighborhoods in large cities usually do not offer plots for detached single-family homes.
