We need some advice regarding a possible semi-detached house.
Here are the key details:
Plot size: 252 m2 (about 2710 sq ft), unfortunately quite expensive at 450 euros/m2 (about 41.8 USD/sq ft), so not very large 🙂
Maximum building footprint: 6.5 m x 12 m (21 ft x 39 ft)
Current offer from a local provider:
Semi-detached house measuring 6.5 m x 10 m (21 ft x 33 ft), with a 45-degree roof pitch
- Partial basement (30 m2 / 323 sq ft)
- Ground floor with guest WC including shower, open kitchen, dining/living area (net 47 m2 / 506 sq ft)
- First floor with large bathroom (12 m2 / 129 sq ft), 2 rooms (net 46.5 m2 / 500 sq ft)
- Attic (knee wall height) as living space with net 20 m2 (215 sq ft)
- Heating/technical equipment: air-source heat pump with heat recovery, ventilation system
Total cost around 267,000 euros (excluding utility connections: electricity, water, telecommunications), tiled bathroom/WC, “extras” already included except electrical installations (e.g., several floor-to-ceiling windows, 2 dormers: one 2 m (6.5 ft), one 3 m (9.8 ft) with floor-to-ceiling windows).
Our budget including self-construction and own equity is 430,000 euros, covering everything—outdoor areas, carport, flooring, painting, kitchen.
Now our questions:
We wish to have a living area of about 130–140 m2 (about 1,400–1,500 sq ft)
(Currently a 3-person household, possibly 4 in the future)
On paper, the house feels small to us (obviously, we don’t expect a mansion 😉).
How do you assess the price of the house?
Would it make sense, given the budget, to forgo the basement or attic in favor of extending the house lengthwise to 11 m (36 ft) to increase the living space?
What would you advise? Any suggestions for a more efficient design or potential savings?

Especially for 4 people – will the parents sleep separately if there are two children? Or will the children share a room???
If I already know this at the start of planning, I would design more rooms or make the layout more spacious – overall it sounds quite tight (especially with the extremely expensive plot) – does it have to be there, or is a somewhat less expensive location possible?

The house seems small on paper to usthat's correct, because (if we do the math):
- Partial basement (30 m2 / 323 ft2)that’s just over 90 m2 / 969 ft2 of living space (without the attic, so 110 m2 / 1,184 ft2, both plus the basement as storage space)
- Ground floor with shower in guest toilet, open kitchen, dining and living area (net 47 m2 / 506 ft2)
- Upper floor with large bathroom (12 m2 / 129 ft2), 2 rooms (net 46.5 m2 / 500 ft2)
- Attic (knee wall level) as living space with net 20 m2 / 215 ft2
But you would like:
Desired living area of about 130 - 140 m2 / 1,399 - 1,507 ft2that doesn’t add up.
Especially for 4 people – will the parents sleep separately if there are two children? Or will the children share a room???

Unfortunately, the plot location is perfect for us. In the wider area, land prices drop to 250 euros per m2 (250 euros per 10.8 square feet), but unfortunately, mobility also decreases. A second vehicle will be necessary, along with maintenance and fuel costs.
If there is no other option, we will of course have to consider this.

We also have a 6.50 by 10.30 meter (21 ft 4 in by 33 ft 9 in) footprint and, with a finished attic and a 38-degree pitched gable roof, end up with just under 140 square meters (1,500 square feet). On the ground floor, there is an additional 3 square meter (32 square feet) bay window, but your house should be large enough! On the first floor, there are three children's rooms, each about 13 square meters (140 square feet), and a small bathroom of 8 square meters (86 square feet).
