ᐅ Floor Plan Design for a Two-Family House

Hello everyone,

I am planning a two-family house near Augsburg. There will be two apartments, each about 100 m² (1,076 sq ft), one above the other.
I have now received a rough plan from my draftsman. What do you think about the room layout? The plot is 600 m² (6,458 sq ft) and is longer than it is wide. The house will include a double garage and a basement. At the moment, I prefer option 1, although the missing second children’s bedroom (which could be a problem for renting) might be an issue. What do you think?
I will live in one apartment myself, and initially, my parents will live in the other. In the long term, it might be rented out.

I would appreciate any suggestions for improvement.

@ypg thanks for your feedback. The balcony and terrace will be moved from the southwest side around the corner to the northwest side. This provides significantly more space. The balcony will also serve as a canopy for the terrace. Since the terrain slopes slightly toward the east and the basement is exposed on the east side, I am planning a basement door there, so bicycles and similar items can be taken directly into the basement without using the staircase. Finding an additional storage room is a challenge. Do you perhaps have any ideas on where this could be added? I quite like the floor plan as it is now.

You have a basement, so there should definitely be some storage options available.

Since you say you don’t need a questionnaire, there will just be opinions then.

In my opinion, the installer will be happy with the job. The kitchen, toilet, and bathroom are somehow positioned as far apart from each other as possible.

For the reasons mentioned and also because I just don’t like it: no.

By optimizing the design, you can either create more living space or build a smaller house. For example, the stairwell and hallway together take up almost 20m² (215 sq ft). A staircase with 16 steps and a rise/run of about 18/27 cm (7/11 inches) is more than sufficient.

Has there already been a question about the budget here? Oh, I see that’s mentioned in the questionnaire.

What’s stopping you from building it exactly as you like it now?
You’ve heard a few opinions, but with little input, you get little output—like shouting into the forest.
If I didn’t like any floor plan and couldn’t make use of the critics’ feedback, why would I keep building and asking here?
That wouldn’t make sense, since most people asking are unhappy with something and are looking for new ideas; but you’re already satisfied. So let’s go.

@Arauki... I meant that I like the room layout overall. What I don’t like yet is that the house is a bit too wide, and the hallway is also too large for my taste. I’m hoping for some suggestions on how to optimize this. The window front, especially the south side, doesn’t yet meet my expectations either.

@hanghaus thanks for your comment. I will discuss with my draftsman whether the stairwell can still be optimized. The budget is 850,000 (I own the plot).
