Hello everyone,

So far, I have discussed my topics in the thread "Procedure for Single-Family House New Build on an Existing Plot."

At your request, I have now created a new thread to show you a draft floor plan.
I would appreciate it if you could share with me any observations you have. We have an upcoming appointment where we want to provide the architect with our comments, change requests, etc.

Additionally: Long distances from the door to the kitchen with groceries. Why is the terrace only accessible from the kitchen?
Terrible walk-in closet, very narrow bedroom.

Thanks, I find the route to the kitchen via the terrace door short. We also want an exit from the dining area.
Regarding the walk-in closet, we were thinking of simply removing the door and the angled section of wall.

Orientation toward the view / southeast is very important to us; this is well achieved by the site arrangement.

What is the most important/fundamental question about the floor plan in 130 characters?

Basically, our requirements are implemented; we like the open living area with the large window front. Otherwise, we are missing a few square meters overall and lack the "special" touch. It still looks like a simple, boxy, small house. A covered entrance with columns, a bay window or step, a dormer, or similar features would be initial ideas, depending on the remaining budget.

Where can these details be found on the plan? Your site plan doesn’t even show the entire property, and the location of the driveway is unclear. The lower left corner of the plan also marks a driveway, but apparently almost the entire front yard is intended to be paved. I find that quite unreasonable, and immediately I have to ask again about the floor space index.

From where is the 8 m (26 ft) ridge height measured? With the 2 m (6.5 ft) line drawn as it is now, you can’t place any cabinets in your dressing room, at least not the tall cabinets shown.

I also haven’t seen any information about the budget, which is important on a slope. The slope itself definitely needs to be shown.
And yes, the design is rather simple and the solitary door to the open living area feels a bit bleak to me. But that’s secondary, as long as the legal requirements are not met or are questionable.

Overall, there is too little information and too many contradictions for a proper discussion. You can’t expect anyone to read the previous thread to respond here. That’s exactly why you start a new thread — so you don’t have to read 30 pages but can find all information clearly summarized on page 1.
