What do you like most? Why? -> We generally like the ground floor, but we would swap the office with the kitchen + living and dining areas
What do you dislike? Why? -> children's rooms are too small // no natural light in the hallway // bathroom should be accessible from the hallway // windows are not aligned vertically
Estimated price according to architect/designer -> 570,000€
Personal price limit for house including fixtures and fittings: 550,000€
Preferred heating system -> heat pump
If you have to give up something, which details/extensions
- can you give up -> children’s bathroom and utility room (upstairs) can be combined into one room
- cannot give up:
Why is the design like it is now? For example:
Standard design by the planner? -> no
Which wishes were implemented by the architect?
A mix of many examples from various magazines...
What makes it particularly good or bad in your view?
Hello, I look forward to suggestions and improvements.
Best regards

Others will have different opinions regarding the floor plan.

At first glance, without any detailed calculations, this looks like a single-story building. Exactly, that’s how it should be.

What kind of high-tech installations are planned for that space? I wondered the same. However, it’s just a suggested lightweight partition wall that would only be built after all the technical equipment is installed. This means the technical space would actually be larger, and the utility room correspondingly smaller. That shouldn’t be a problem since laundry is planned to be done on the upper floor.

I consider the budget for architecture, house size, garage, and additional construction costs to be clearly too low.Where would you place the budget? The calculation already includes the kitchen, outdoor area, photovoltaic system, and a 10k (10,000) buffer. Our future neighbors even thought the proposed 550k (550,000) was quite high...
I consider this to be a two-story house... ah, you mean that all the increasingly expensive corners on the ground floor, which then require flat roofs, make it seem like a single-story.
Unfortunately, the uploaded images are so low resolution that the numbers are barely legible.
But somehow, the floor plan of the ground floor looks very inefficiently used.
Price-wise... it’s over 200 sqm (2,150 sq ft), with brick cladding and lots of corners. I think €550,000 for the whole project is still too low. Are there actually any suitable offers available?
