ᐅ Procedure for Building a New Single-Family Home on an Existing Plot of Land

Hello everyone,

I know no one has a crystal ball here, but I would still like to hear your opinions:

We have just purchased a plot of land in Hesse, currently live cheaply, and have no urgent time pressure to build (although sooner is always better), except for the 5-year building obligation required by the municipality, which, however, can be extended by 1-2 years for justified reasons. We have slowly started planning and would like to possibly have the completed plans along with the building permit for our new single-family home ready to go, so we can react relatively quickly.

My assessment is that construction prices and interest rates will change little in 2023, even if they might stabilize at a high level. How 2024 or 2025 will look, of course, no one knows. But what is your feeling:
1. Rush the planning and possibly take advantage of a small "interest dip" in 2023 for financing and start with the belief that neither interest rates nor prices will significantly fall in the medium term, and waiting is just lost time.
2. Plan completely calmly, continue to build up equity, and assume that conditions for a new build may improve by the end of 2024 or possibly 2025.

If things become more concrete soon, I would be happy to provide more information for planning and share your feedback.

No, the cost estimate is not available yet.

It would be really great if I could bring several additional change requests and improvement ideas to the next appointment with the architect, beyond those we have already considered.

At first glance, I only notice two things: the south-facing facade of the three-family house, due to the window arrangement, and the bricked-up section beneath the basement stairs. Otherwise, it’s solid, standard house fare—although with significant similarities to a raised catalog house that the general contractor could also just pull out of the drawer. For that, no quotes-needed architect would be necessary ;-)

Basically, I have some doubts about whether this house size is affordable. Depending on the region, I see around 750K plus or minus 50K, assuming you don't suddenly encounter any major unexpected issues or similar.

Other points to note:
- The bathroom drainage is questionable. It might be better to swap this with Child1.
- Foundation for the terrace – what is the planned design?

Solid is certainly not a bad start...
What exactly is the issue or the "problem" with the "three-family house south-facing facade" and the storage space under the stairs?
There are definitely similarities to some prefabricated houses; we’ve noticed that too, even though our specifications have been well implemented and the house already stands out somewhat from a typical rectangular design through the bay window, aviary, and terrace. However, we would be open to ideas that differentiate it more from a catalog house. Do you have any suggestions on how to make it a bit more individual?

Thanks for the input; we will pass these questions along. Basically, I like the layout, having a view from the bathroom and separating parents and children a bit with the bathrooms.

What are your general thoughts on the room orientation? The parents’ area gets a lot of sun, even though it’s not used very much during the day.
We are also bothered by how close the terrace is to the southwest boundary. I’m not sure how we could improve that right now.

I only see two instances of waiving something here: on the facade, the "copy & paste" of the windows onto the upper floors is avoided, and in the storage room, the wall is not extended after the staircase changes direction. The downspout runs down the corner next to the seating area. This is not only a manageable detail but also the trigger for the drawing assistant of Princess @Shiny86 to go completely nuts *LOL*

Okay, thank you. I’ll bring these topics to the architect.
We are actually still missing that special “touch” from the architect that sets us apart from a standard catalog house. Any ideas?

Would it be possible to submit the building permit / planning permission for the garage separately and later, and position the garage closer to the street by moving it westward beyond the building line, then shift the house further north?
