Hello everyone,
I’ve been quietly following along here for a while and wanted to check in with those who are about to start building or are still in the early stages of planning.
How do your friends and family react to your project? Do you get unsolicited “advice” to stop?
Do you find that your family talks about it all the time, or is it more a case of keeping calm and carrying on because there’s no turning back? Are you trying to calm yourselves with certain strategies, or are you already quite relaxed about it?
About us:
Our building project is nearing the end of the planning phase. The building permit / planning permission has been submitted, the loan is signed, and if everything goes according to plan, construction will start in late summer/autumn.
As a couple, we are actually pretty relaxed, but everyone around us is driving us crazy. We’re never quite sure how to react, which causes some frustration.

The external construction supervisor usually comes from an association such as a homeowners’ protection group or a building owners’ association. We have a couple (a female architect and a male civil engineer). Their package includes 13 on-site inspections plus documentation, as well as telephone consultations. You have to say that it definitely helps you sleep better at night. Also, you don’t run to the tradespeople without knowing what you’re doing, because you have these two as points of contact. Some things a layperson thinks are wrong can actually be perfectly correct. That’s why I can only recommend this kind of support. For us, their fee is €2,900 gross. I think it’s a bargain.

Every construction company has its own local connections and therefore its own preference to work with a certain architect. When it comes to posting planning documents in forums, I’m always a bit conflicted. On one hand, I have received many helpful tips where things were actually off. But on the other hand, it seems that everyone mainly projects their own wishes onto the submitted house designs. Then in my floor plan thread, there was a lengthy discussion about whether it’s still acceptable today to build without a bathtub...

No. At the moment, we are experiencing pressure as prices are being pushed upwards. We have not yet found a contractor willing to proceed. We do have one who is eager but nervously adjusting prices weekly, and the rest are unfortunately not very forthcoming. Currently, it seems that no one wants to offer more than the shell structure, as it is simply too unpredictable right now. It’s utterly frustrating! It will probably come down to individual contracts. It’s not enjoyable. Hopefully, construction companies will soon start missing homeowners!

Instead of the garage, there is a carport, and since it can’t be left unsupported, it will also be two stories. Underneath, at garden level, there will be utility and storage space. This way, our lawn mower can stay dry but won’t have a KfW-compliant thermal envelope around it. 😉
