ᐅ If Building Again – What Would You Do Differently?

Hello everyone!

I’ve often heard the saying, “Your first house is built for an enemy” — I wouldn’t put it quite that harshly, but after a year in a new build, I understand what they meant. 😀 Since we might move again, I’d like to collect some ideas here and benefit from your experiences: What would you do differently if you were to build again?

Here’s what I’ve noted so far:
  • electric roller shutters
  • thermostats with displays
  • larger storage room
  • less awkwardly shaped rooms
  • dedicated cloakroom area
  • wooden window sills (?)
  • more outdoor power outlets
  • power outlets in window frames

What about you?

And more power outlets, many more power outlets. They are always in the wrong place.

A separate entrance hall and/or cloakroom; the dirt and mess in the hallway is annoying.

And definitely a closed staircase. With an open staircase, noise travels significantly upwards to the bedrooms.

Wood stove, basement, closed kitchen / living room

Different wake-up and bedtimes don’t disturb the person who is sleeping. More storage space compared to a 3-meter (10-foot) wardrobe. No chairs in the bedroom covered with clothes being worn. Also, less dust in the bedroom. More space and order in the bedroom.

A 3.75 m (12 ft) closet is more than enough for us, including bed linens and ski clothes.
Clothes are either laid out the evening before or quickly in the morning. Usually, my husband gets up earlier, which doesn’t bother me at all.

Dirty laundry goes straight to the washing machine. For that purpose, the utility room is located on the sleeping level.
Clothes are taken off in the bathroom.

No, we initially commissioned phases 1 to 4... but with the intention of commissioning the remaining design phases if everything develops as we expect. It is important to us that the visual details are correct afterwards—for example, that no offsets appear where there shouldn’t be any visually, or that a supporting beam doesn’t suddenly become necessary for structural reasons, and so on. I also don’t want any debates between the tradespeople and the architect about exact execution because these details were not specified in the tender, leading to additional costs and so forth. Of course, surprises can always happen—I come from industrial plant construction myself—but they should be avoided as much as possible.

Yes, this is our second house with an architect. Yes, especially the selection process for the architect was different compared to last time...

From my point of view, this leads nowhere (again), as it is too individual. Otherwise, all houses would already be the same by now.
