ᐅ Shed or Garage – Any Tips?

Good evening,

we would like to build (or have built) a larger shed/garage on the left side of our house in Brandenburg. The distance from our house wall to the neighboring property is 3.50 meters (11.5 feet). We are only allowed to cover an additional 18m² (194 ft²) with impermeable surfaces. In Brandenburg, a shed is subject to a building permit / planning permission if it exceeds 75m³ (2,649 ft³).

Therefore, we are planning to build a 2.50 x 7 meter (8.2 x 23 feet) shed/garage. We intend to use it exclusively for exercising, meaning we want to store sports equipment and weights inside.

Our goal is to construct something stable as efficiently as possible, that requires little maintenance and does not have to be repainted every year. We do not need a shower, but possibly some heating, since we want to exercise 2-3 times per week throughout the year. Currently, we only have a suitable outdoor power cable underground, which we would use for a power outlet column to keep costs low.

Now to the question:
Can you recommend materials? A solid masonry build would cost us about 30,000 EUR, which is too expensive. A wooden shed variant would probably cost about 6,000 EUR in materials.
Have you implemented similar plans? Would you advise against anything, or do you have helpful tips that we should consider?

What you are planning (a sports room for multiple weekly uses, even if only seasonal) is considered a living area and may not be constructed within the setback distance from the property boundary.

The wooden shed from the home improvement store cost me 900 € and was assembled with the help of a friend.

HelpHelp, do you have a photo at hand? 🙂 Actually, also used as a sort of exercise room – if so, do you heat it?

@ ypg: BBgBO § 2 Definitions: “Living spaces are rooms intended or suitable for the not merely temporary stay of people.” Using it 2-3 times per week for 1 hour is still considered “only temporary,” especially if, for example, a lawnmower, bicycles, and tools are also stored there, or do you have a more specific definition?

The legal aspects could be challenging, but I am deeply involved and can provide exact information later.

Now, about the room itself. When you subtract the walls from the 2.5m (8 feet) width, it becomes quite a narrow space. Additionally, you should consider the height. What height do you need for your type of exercise?

If I understand correctly, you only plan to briefly heat the room before training. In winter, the short or long barbell will still be freezing cold despite the warm room. Are any electric exercise machines like a treadmill planned? For those, large temperature fluctuations are not ideal. Furthermore, a TV is often installed in such a training room, and having internet access is also quite useful.

Don’t forget to ensure good ventilation for the room.
