ᐅ Building a Workshop Attached Directly to the House – What Should Be Considered?

Hauherr20204 Oct 2020 16:17Hello everyone!
The building authority has intervened. We originally planned to build a detached workshop (“garage,” which will never house a car) as a boundary wall construction. Since it is a corner lot, we now have to keep a 5-meter (16 feet) “front garden area” free. Therefore, the workshop must be built directly attached to the house.
We intended to build the workshop ourselves. The house is being constructed by a company. Now we are wondering: Can we also build the workshop directly adjacent to the house on our own, or does the house builder need to be involved because of the connection? We definitely want to do it ourselves, especially to save money.
Our main questions are:
- For the workshop, do you build only three walls and use the house wall as the fourth side, or do you build all four walls and then connect one wall of the workshop to the house wall?
- If yes: How do you connect the walls (house and workshop) to avoid cracks in the plaster?
- Can we match the plaster on the workshop to that of the house? (We don’t think we can keep up with the house builder’s speed when constructing the workshop.)
- Should we have the house fully plastered by the construction company, or should the area where the workshop adjoins be left unplastered? What are the advantages and disadvantages of either approach?
Many thanks in advance to the forum!

Osnabruecker4 Oct 2020 18:08Have you already considered a prefabricated garage?
Get a quote from your construction company for the garage. Then, if necessary, also request a quote just for the foundation slab (in EL this usually doesn’t make sense if the company is already doing the slab for the house).
From the way it sounds, you might not be very experienced with house construction (no offense intended...). Therefore, it’s recommended to have your construction company handle this as well, due to the many interfaces involved.

Get a quote from your construction company for the garage. And if necessary, also request a separate quote just for the foundation slab (although in Lower Saxony this usually doesn’t make sense if the company is already doing the slab for the house).

We generally want to request a quote for the construction – but also (in case the quote is too expensive) to understand how to proceed on our own.
Thanks in advance!

Did you apply for the garage as a workshop, or why would the building authority be interested? Or do you plan to work commercially? No, nothing commercial. Just a workbench for the homeowner and similar stuff.
Since the garage was originally intended as a boundary building, a permit application was required.
