Hello,

a quick question.
I would like to build the following bungalow.
Living area approximately 180 sqm (1,938 sq ft).
Garage approximately 34 sqm (366 sq ft).

Floor plan of a house with living room, kitchen, pantry, 3 bedrooms, bathroom, and garage.


Am I allowed to build the garage overhang right up to the property boundary?
The house is to be built in Baden-Württemberg.

I assume you are asking
1) only about this specific point because you are confident that the rest of the design is already good;
2) specifically whether it is allowed to go below the minimum setback of two and a half meters (8 feet) at the boundary to the public road area.

Regarding point 1), you will likely hear more on that here. For point 2), even @Escroda would probably need more details (for example, if you are also required to have a five-meter (16 feet) clearance zone in front of the gate as we need in Rhineland-Palatinate and, I believe, also the neighbors in Bavaria).

Isn't this design good?
I am open to suggestions.
Towards the front, there is a 5m (16 feet) setback where building is not allowed.
However, a carport was built directly on the boundary in the development area.
In Baden-Württemberg, a garage is allowed to extend beyond the building line, or am I mistaken?

No. That no longer counts as building up to the property line, nor is it permitted for a garage. Living spaces are not allowed on the property boundary, and neither are windows.

Since you ask: No, the design is not good!
Setting aside the structure of the living unit, there is a lot to criticize:
The bedroom is too narrow to comfortably fit a bed with side access; the enclosed dressing room is debatable but ideally should not be enclosed.
The kitchen is not functional, the dining area is dark, the living room is simply poorly zoned,
the access to the study is like a narrow corridor, and the children’s hallway is really awful and dark.

If you want constructive feedback, you should also fill out the questionnaire!

I believe this is also not allowed here, and the boundary in question only refers to the street boundary at the bottom of the plan.

Hello :-) On one hand, I like that the living area is located in the center of the house, and that children and parents each have their own separate space. On the other hand, the living room has become a passage area with many doors. I find that uncomfortable.
