What I noticed: construction power supply is missing and possibly the portable toilet.

nordanney27 Mar 2013 21:54Since the soil testing drilling (four holes) was done today, I can tell you that (at least in the Ruhr area) the costs are around 500-650 EUR. We are also not getting just a basic report...

how do you arrive at these unusual costs for the excavation?
Those are what I find most questionable.
Is there a quote for the garage? That price seems low to me, or is it a metal construction...?
Otherwise, a foundation under the garage and possibly fill material for the ground beneath the crane is still missing, if you have to take care of that.

Basically – a detailed itemization is not always necessary – you can expect construction incidental costs of about €35,000–40,000 (thousands) as a good estimate; if the plot is difficult, even more. Plus costs for finishes such as painting and flooring, plus landscaping costs, plus garage costs, plus a reserve for extras.
I am also puzzled by the figures for excavation and removal – where do those come from? Are they based on an existing soil report or estimated for normal ground conditions? The fees for public utility connections also seem quite low at around €4,200. The garage for 3 x 9 meters (10 x 30 feet) is rather cheap – is it a simple steel structure or more like an open carport?
Normally, the site setup – which includes the portable toilet, site vehicles, construction fencing and the waste container – is provided by the main contractor. Why do these items appear in your list?

Since I once calculated a Danwood house myself, I know that the two-page building specification didn’t include space for such items, and everything had to be paid for as an additional service.

What I noticed: Temporary construction power is missing and possibly the portable toilet.Aside from the fact that, as already noted, not all incidental costs are listed here, I find some of the figures unrealistic.
For the soil survey with 4 boreholes at 6 meters (20 feet) each, we only paid just under €800. A shallower depth would have also been sufficient, but we wanted to be more precise about what might be below.
Building permit fees strongly depend on the project cost; we pay more than double here.
The development connection fees seem extremely low to me! Just the basic charges for electricity and water here (Brandenburg) are over €2000. We don’t need gas (heat pump), but that alone would add about €1000 in basic development fees.
What are the excavation costs based on? We pay around €10,000 for earthworks (excavation including storage—which is not even listed as a separate cost here, so why would it be extra), backfilling with stable material/compaction, and removal, for about 200 m³ (260 yd³) as part of a fixed price contract.
Garage prices vary widely depending on the construction method and materials.
Insurance and waste disposal costs are included in our price, but we are working with a general contractor, not a self-build. From your post, it sounds like you want to do much or all of it as an owner builder?
