Hello dear home builders.

Over the past few weeks, we have gathered numerous quotes from construction companies and are now facing the question: Whom should we choose?

What criteria would you base your decision on, and what would you pay special attention to when deciding who you want to build with?

We would appreciate your suggestions.

Brief overview of the building project:

- Two-story urban villa or single-family house with knee wall of 1.80m (5 feet 11 inches), starting from 130sqm (1,400 sqft)
- No plot of land yet, as they are scarce in Erfurt and the surrounding area. So we are still searching. (Some construction companies offer assistance with this)

And the answer is that without a plot of land, you really don’t have any choice if only companies that offer land do so with the condition of a building contract with them. Dividing the world into “puff beans” and “know-it-alls” might be a bit too black and white (?), and even I can’t send you a private message with my almost twelve thousand posts, because you don’t have enough posts yet to receive private messages :-(
But that’s also not necessary. I’m just surprised that you were already quite advanced back in 2013, yet almost seven years later you still approach obtaining offers in an incredibly amateurish way. Without a plot of land (and therefore no knowledge of the relevant zoning or development plan), you’re calculating without the host—pure guesswork. Such an offer is always void in this respect, because the provider can easily say afterwards, “No, that other house design doesn’t comply here anymore”—not to mention that in your situation it’s almost impossible to find a plot within the offer’s validity period, especially since most offers aren’t binding to begin with.
As I said, read through the Barthel tips; then you will find a plot, and also the forward selling posts. Otherwise, this forum already contains dozens of guides on finding providers, including my usual points: 1. choose a locally owned construction company from the area; 2. find it at the building site through casual conversations by the fence and visits to new housing developments; 3. if they always build with red brick, don’t try to force white brick or vice versa. But 0. unfortunately, none of this works until you have the plot you can make your demands with.
Somewhere along the line it’s rather unlikely that we’re all the “not-know-it-alls” and you’re already handling everything cleverly, but just happen to live in a bad region.
