Over the past few weeks, we have gathered numerous quotes from construction companies and are now facing the question: Whom should we choose?
What criteria would you base your decision on, and what would you pay special attention to when deciding who you want to build with?
We would appreciate your suggestions.
Brief overview of the building project:
- Two-story urban villa or single-family house with knee wall of 1.80m (5 feet 11 inches), starting from 130sqm (1,400 sqft)
- No plot of land yet, as they are scarce in Erfurt and the surrounding area. So we are still searching. (Some construction companies offer assistance with this)

I called several municipalities, and one municipality said literally: "You can purchase the plot of land from us, but we only allocate to established developers then."

Either you buy the plot yourself, in which case you are not a developer, or the developer buys it, and then you cannot purchase it from the municipality. The purchase then takes place afterward with the house from the developer.

That means a panel, like a jury in an architectural competition, reviewed the plans to determine if they were attractive enough to be considered fit for building within the neighborhood’s ensemble. Only after a positive assessment from this panel (a term that sounded very Swiss to me, one I had never heard before in Germany) was the humble applicant permitted to purchase the highly restricted and strictly controlled building land.
