Over the past few weeks, we have gathered numerous quotes from construction companies and are now facing the question: Whom should we choose?
What criteria would you base your decision on, and what would you pay special attention to when deciding who you want to build with?
We would appreciate your suggestions.
Brief overview of the building project:
- Two-story urban villa or single-family house with knee wall of 1.80m (5 feet 11 inches), starting from 130sqm (1,400 sqft)
- No plot of land yet, as they are scarce in Erfurt and the surrounding area. So we are still searching. (Some construction companies offer assistance with this)

Anyway, I took a closer look at the rest. I naturally agree with the majority of the forum: signing a builder contract before you have a plot of land is not a good idea. The reasons for this have been explained multiple times here and throughout the forum. The approach of “buying the land separately later for tax reasons” is also old news; the tax authorities usually see through such arrangements and claim what they are owed.
What speaks against building with a proper builder who offers the land and house as a package?
I would _NEVER_ enter into a construction contract with someone who promises to find the land for me later. Then you have a legally binding contract, and no matter what you don’t like about the land afterward—its location or any other issues—that’s where your house will be built. Don’t put yourself in such a dependent position.
We also contacted our builder early on. They actually, as 11ant already mentioned, politely said, “We can discuss your wishes and I’ll introduce our company during the first meeting. Everything else once you know where you want to go.” In other words, friendly marketing speak for: Come back when you have the land.
My two cents on the “sharp” replies: I didn’t find them exactly sharp, but somewhat condescending. I can’t blame people for that either. If you’ve been reading here for a while, you know how often these and similar questions have already been discussed.

And sorry folks, but just because you’re not from Erfurt or the surrounding area doesn’t mean you automatically know everything better.
We have also been looking for plots ourselves for quite some time now. As mentioned, most of them disappear quite quickly. Strangely, certain construction companies have claimed that “they” still have some. I already explained the details about this yesterday.
This has nothing to do with people being lazy or unwilling to take action.
I would appreciate it if we could now return to the original question and finally put the topic of the plot aside. Thank you.
