ᐅ Which home construction company should we choose?

Hello dear home builders.

Over the past few weeks, we have gathered numerous quotes from construction companies and are now facing the question: Whom should we choose?

What criteria would you base your decision on, and what would you pay special attention to when deciding who you want to build with?

We would appreciate your suggestions.

Brief overview of the building project:

- Two-story urban villa or single-family house with knee wall of 1.80m (5 feet 11 inches), starting from 130sqm (1,400 sqft)
- No plot of land yet, as they are scarce in Erfurt and the surrounding area. So we are still searching. (Some construction companies offer assistance with this)

If the construction companies, as they claim, "have" plots of land, meaning they own them, they can easily provide the address and other details, since the land cannot be purchased without buying the house from the respective company. This is the simplest way to find out whether the builder actually owns plots or not. Based on my experience from last year, this does happen occasionally, but the plots are then directly under an airport’s flight path or are unattractive in other ways.

Probably the path on the side, which also belongs to our property.

However, since the path is marked as part of our property in the development plan (building permit / planning permission), we assume there is no right of way, as this path will completely disappear once all the plots are developed.

Yes, but in the meantime, the original poster had apparently already gone beyond that by physically evaluating a specific plot of land.

I would add a limitation: only if they do not make unrealistic promises and openly act as the developer. Without being forced to buy the plot through the developer, I would clearly ask for the price "just for the land" alone. And even if the seller would otherwise qualify among the finalists, for tax reasons I would build with someone else—unless the seller offers a tax advantage approximately equal to the tax burden.
