ᐅ Which home construction company should we choose?

Hello dear home builders.

Over the past few weeks, we have gathered numerous quotes from construction companies and are now facing the question: Whom should we choose?

What criteria would you base your decision on, and what would you pay special attention to when deciding who you want to build with?

We would appreciate your suggestions.

Brief overview of the building project:

- Two-story urban villa or single-family house with knee wall of 1.80m (5 feet 11 inches), starting from 130sqm (1,400 sqft)
- No plot of land yet, as they are scarce in Erfurt and the surrounding area. So we are still searching. (Some construction companies offer assistance with this)

I think it partly depends on your background. Are you somewhat familiar with trades, are you a professional, or do you have no experience at all?
Are you building with an independent expert who advises you, or without one?

We based our decision entirely on reputation. We know several people who have built with the construction company and are still very satisfied after years. I looked at many online construction blogs, reviews, and testimonials.
I also examined the photos in the blogs carefully – even as a layperson, you can sometimes tell if something looks poorly done.
For us, quality definitely comes before price when building a house because you want it to last for many years, not just until next summer.
Read the detailed specifications of the construction services thoroughly, preferably before your first meetings. Ask to have them sent in advance. I spent several evenings in the bathtub reading through the specifications.

After pre-selecting the construction company, we also had them advise us on site and got a good gut feeling. I think that’s an important part of the process. In the end, we didn’t choose the cheapest company (I’m not exactly sure where they rank price-wise), but we knew they did many trades themselves. Where they work with subcontractors, they cooperate closely with the same partners for years. Even there, they don’t choose the cheapest subcontractors.
That gave me a good gut feeling from the start.
The cheapest providers often work with the cheapest subcontractors, which always carries a certain risk of insolvency. We didn’t want to deal with that stress and risk.
