we are still relatively at the beginning of our house construction, which is expected to start next spring. Until then, we have sat down and thought about how our floor plan should look later on.

Plot size: approx. 650m² (final confirmation pending)
Slope: no
Site occupancy index: 0.4
Floor area ratio: ?
Building envelope, building line and boundary
Number of parking spaces: 2
Number of floors: 2 full stories
Roof type: gable roof with 23° pitch
Maximum heights / limits: ridge height 7.8m (25.6 feet), no eaves height or pitch specification
Homeowner Requirements
Basement, stories: no basement, 2 full stories
Office: family use or home office? Both
Open or closed architecture: open, but without a gallery
Traditional or modern design: modern
Open kitchen, kitchen island: open, without island
Fireplace: yes, see drawing
Balcony, roof terrace: still considering converting the garage roof into a terrace, access from the master bedroom would be possible
Garage, carport: yes, double garage
House Design
Who designed it:
- Do-it-yourself, with help from my sister (technical draftsman)
What do you especially like? Why?
Large dining area in the bay window, orientation of living and dining areas to the south
What do you dislike? Why?

saralina874 May 2020 14:29I like the floor plan, except for the mentioned points regarding the windows in the kitchen and children's room 4, as well as the parents' bedroom. It somehow feels too "boxy."

How is the kitchen supposed to be furnished? At the moment, I can't imagine a practical layout.
I have nothing against a connecting door between the garage and the house. It can be useful here for quickly bringing groceries inside. However, what bothers me is that to reach the cloakroom, you have to walk all the way around the entire house.

1. This could also work with the open living concept, but yes, that’s true—maybe the office plus storage/kitchen could be widened a bit.
2. I’ve already thought a lot about this; I can’t make the room look good without changing the window arrangement, which would make the exterior less harmonious.
3. Do you mean it would be better to arrange the bedroom, walk-in closet, and bathroom in a row like a hallway, or how do you mean?
4. Yes, I checked the measurements for the IKEA Pax system today; I’d need to widen the walk-in closet by at least 10cm (4 inches).
5. There’s a bidet planned next to the washbasins; my wife insists on having one.

However, what bothers me is that you then have to walk all the way around the house to get to the wardrobe. As shown in the floor plan, it is a U-shaped kitchen with 3 tall cabinets on the side.
