Hello dear forum,
We have been evaluating options for about 3 months now, and it seems we have found our building partner. It will be a turnkey semi-detached house; one side will be rented out, and I will move into the other.
We have now received a design from our building partner. See attachments.
What ideas or changes would you suggest? What wouldn’t work at all, and what would you do differently?
If you need more information, just ask.
I look forward to your constructive feedback.
Best regards

The advantage compared to the original floor plan is the small cloakroom area. We also use the space under the stairs as a small storage / pantry, so we don’t need a separate pantry room. That’s exactly how we did it as well.
Ground Floor:
I don’t find the hallway very large, especially since you still need space for a coat rack.
In the kitchen, the three openings waste a lot of space that could be used for cabinets.
Upper Floor:
I would rather give the child the room with the two windows. However, that children’s room is too small to be used as a bedroom.
That should be changed.
Do you also have an attic? You will need storage space somewhere.

This means you don’t have enough space for ironing, storing certain items, and so on. I don’t like to say it, but: you need a basement (never thought I’d say that...).

Step in front of the bathroom? That’s the opposite side, so there is basically no staircase there (you can tell by the arrow). I don’t need the arrow to see that you’re holding onto false hope. But by all means, believe it only once it’s built.

Storage space is lacking. You don’t have children now – is that expected to stay this way, or are two children planned? That would significantly influence the floor plan.
If there are two children’s bedrooms, I would allocate some square meters from the bedroom to the child’s room on the right side of the plan. Who needs a dance floor in front of the bed? Even if you do ironing there (I would rather do that near the washing machine, but everyone has their own preference), you don’t need that much space.
Why does it have to be a semi-detached house? Is that a requirement set by the building permit / planning permission?
