We have been evaluating options for about 3 months now, and it seems we have found our building partner. It will be a turnkey semi-detached house; one side will be rented out, and I will move into the other.
We have now received a design from our building partner. See attachments.
What ideas or changes would you suggest? What wouldn’t work at all, and what would you do differently?

hampshire13 Apr 2020 17:53For a household of four, this is quite cozy, since a lot of space is used for the currently popular walk-in closet and pantry, and the building services are also located on the ground floor. The layout is definitely optimized for building costs and meets the current standard.
What is the orientation? Where will the mandatory parking spaces be? How large is the plot (presumably about 350 m² (3,767 sq ft))? Do you have a family?
From my own experience, I can say that growing up in a residential area with many other children is absolutely great for kids up to their teenage years, as they can gather to play at any time without needing to be driven by their parents.

goalkeeper13 Apr 2020 20:08I find the ground floor layout quite inefficient: the large hallway and the unnecessary pantry take up a lot of space on the ground floor, where space is actually most needed.
Are you building just two full stories without an attic?
Since the living area on the ground floor was too valuable to me, we moved our utility room to the attic. This is also an alternative without a basement.

Step in front of the bathroom? That is on the opposite side, so there is basically no staircase there (you can tell by the arrow).
@goalkeeper what could be changed? Do you have a good alternative?

Full floors: 2
Roof: Either shed roof or hip roof
Orientation: The terrace faces south, and two garages will be built opposite the house.
