We have been evaluating options for about 3 months now, and it seems we have found our building partner. It will be a turnkey semi-detached house; one side will be rented out, and I will move into the other.
We have now received a design from our building partner. See attachments.
What ideas or changes would you suggest? What wouldn’t work at all, and what would you do differently?

P.s. The bedroom is way too big... The kitchen feels like a holiday homeI don’t find it too big at all. The walk-in closet is too small for two people anyway, and you can still put a wardrobe or a dresser in the bedroom. You also need space for ironing, right? Where does everyone iron?

I find the version on the right with the counter quite nice, as you can chat with your guests while cooking. If you prefer it less open, then the left option works better.

The advantage over the entrance floor plan, in my opinion, is the small cloakroom area. We also use the space under the stairs as a small storage/pantry, so we don’t need a separate larder.

Where does everyone iron?You definitely can’t turn a duplex into a 160m² (1,722 sq ft) house, but compared to the kitchen, I find the room disproportionately large.
However, I won’t discuss this further without more information.
