ᐅ Prefabricated Kit Homes – Who Has Experience and Tips?

Hello!

I have often read this forum and now have a question myself.

We came across an offer from the provider norgeshus-Nova, where houses from Estonia are available starting at 10,000 euros. We had considered buying an old house cheaply and renovating it ourselves, but building out a shell of a new house seems more practical.

My question is whether anyone here has built with Norges Hus before, and if so, how much it ultimately cost to complete the house to a move-in ready condition.

There must be other providers offering similar services, but I haven’t found any. Maybe someone here has built a prefabricated house with a different company and can share some information?

I have agreed on Germany as the place of jurisdiction in my contract, and the contract itself is also in German.

Hello, I am completely new here and found this forum through Google. I am also interested in a Norgeshus, which at first glance seems quite affordable. I have compared Danwood and Norgeshus, and the houses on their websites actually appear to be the same. Yet, Danwood is significantly cheaper for a turnkey home...! Now my main question: Norgeshus lists kit price, transport, assembly, and total, for example 40,665 (16,000) and for a turnkey property 135,414.45 Euros. How do they arrive at the extra 95,000 Euros? What else is included? And why does Norgeshus show such vastly different prices on their website depending on which country you select???

Hello everyone

Although we did not build with this company, we also have a house from Estonia.
It is from the company Betana. These houses have an unbeatable price.
I can only report good things about the quality and delivery time.
The houses are manufactured there using the most modern equipment. The fittings used are all from German brand manufacturers (latest standards). The insulated glazing is also of high quality.
However, the houses are not offered as turnkey. A non-professional assembly team is possible, though.
You definitely have the option of freely planning the layout, windows and doors, as well as the staircase (if needed).
Just as a reference point: our house cost about €28,000, has 96m2 (1033 sq ft), and a knee wall about 96cm (38 inches) high.
The assembly would have cost about €5,000.
The price does not include roofing, external insulation, exterior cladding, chimney, and of course all installations such as water, electricity, and heating.
Naturally, you also have to factor in the foundation slab and utility connections.
Despite all the additional services, we came to a maximum of €60,000.
I should mention that, as a master craftsman, it was important to me to build and finish the house together with my wife and a few colleagues. We celebrated the topping-out ceremony after just 3 days and moved in a few weeks later. We have now been living here for several years and are still very satisfied.

In January 2020, our house, a Norges Hus model 59 from Estonia, was installed in Burk. We purchased it in Germany through the respective local provider. The building permit / planning permission took two days and was then granted. The foundation turned out very level. There were no problems during installation. Our house was delivered with the front door and a finished roof with tiles, so the exterior was almost complete. Now the interior work begins. The interior studs were also installed. We can now freely decide who will do the interior construction. There are many options to negotiate prices. Everything is made of wood; a cordless screwdriver is sufficient to complete the rest, along with whatever tools you might need. We will install an infrared underfloor heating system. We will also install a cold water pipe. Hot water will be supplied via an instantaneous water heater. We will apply for electricity for heating. The house cost us a total of 50,000 euros (approximately $54,000), excluding the foundation and building plot. We made a deposit of 20,000 euros (about $21,600). The remaining payment was made upon delivery, as soon as the truck was parked in front of the house. Nothing ventured, nothing gained.
