Hello!

I have often read this forum and now have a question myself.

We came across an offer from the provider norgeshus-Nova, where houses from Estonia are available starting at 10,000 euros. We had considered buying an old house cheaply and renovating it ourselves, but building out a shell of a new house seems more practical.

My question is whether anyone here has built with Norges Hus before, and if so, how much it ultimately cost to complete the house to a move-in ready condition.

There must be other providers offering similar services, but I haven’t found any. Maybe someone here has built a prefabricated house with a different company and can share some information?

Are you sure these things can get approved? Have you talked to the manufacturers? Background: a good, really good friend has a farm near Gdańsk in the Kashubian region through his wife’s family. He got me a really affordable offer from a local construction company for a prefabricated house, fully turnkey, without a foundation slab, for under 100,000. Tempting. But a conversation with the supplier ended everything—he said he could deliver it to Schleswig-Holstein as well, but it wouldn’t comply with our energy saving regulations, so no building permit/planning permission. Goodbye, savings plan. Karsten

Hello,
I’m not sure if I’m allowed to link to the website. It explains the process in detail: They prepare the building plans, then you take these to the building authority (or have them handle it), and only once the building permit / planning permission is granted can the order be placed – they won’t start any earlier. This should address the concerns – for which I still thank you – right?

Who is the contracting party, where is the jurisdiction, and on what contractual basis is the agreement signed?

What payment schedules or advance payment requirements are there?

Which insulation values are met, and what KfW standard can be achieved?

Perhaps the provider can give you references from your area? I would call and ask if you could visit one of the houses. (You might want to bring a bouquet of flowers and a bottle of wine as a thank you).

At first glance, such prices are tempting. But if, for example, you pay €20,000 (approx. $21,000) in advance and then receive nothing, it turns out to be a costly mistake...

... actually only starts once it is built up. It doesn’t seem to be a shell house but rather a kit. So just delivered, not assembled on site. Anyone who considered themselves handy before can learn humility here.

Hello,
we have built with this contractor and are currently working on the interior finishing.
The house is being erected, including the roof structure.
