ᐅ Are Additional Costs for Building on a Sloped Plot Predictable?

Supply and demand are currently driving our frustrating search for a plot of land. We have finally found one, but it is being offered privately at a price well above the official land value estimates.

It is a south-facing slope plot, located above the street. Would you consider the additional costs related to the hillside location (site setup, excavation) to be predictable?

Alright. The plot itself costs 127,000 EUR including additional fees. The house should have a maximum living area of 180 m² (1,940 sq ft). Overall, I actually want to spend no more than 700,000 EUR, which leaves 572,000 EUR for the house and its related costs. If I mentally add another 50,000 EUR, it might just work.

That should work. Find an architect who is interested in your project. Tell them how you want to live, what you like, and then give them freedom to design a draft.

It might work. You don’t intend to level the entire plot, right?

Do you have a site plan with elevation details?

Unfortunately not yet. In my assessment, the plot rises by about 4 meters (13 feet) over a depth of 35 meters (115 feet).

And most of it at the beginning.

Not sure if building envelopes and similar restrictions apply. Exact height specifications are also needed. I would arrange the house like @ivenh0. The garage supports the slope. The garage provides a south-facing terrace. The driveway will be

- On the slope side supported by a retaining wall, and the house built on top without a basement,
or
- With a basement but a smaller footprint. Rooms facing the courtyard get daylight. The retaining wall is not necessary.

For cost reasons, I would leave the part of the slope unaffected by construction as it is and just enhance it with attractive landscaping.

I would even do that if there was extra money. Try to keep the soil as loose as possible where it remains untouched and enjoy the native biodiversity.
