... Are builders sufficiently motivated and do they work well and reliably due to the construction boom, or are they rather somewhat careless or overworked because of the many (potential) customers? In other words, how do you currently assess your position and negotiating power as a prefabricated house buyer (Leipzig region)?

Do sellers really expect you to just hand over your entire savings on trust like that? Or do other homebuyers actually part with their money more easily? You know what, I’m starting a new thread based on this question because I’m genuinely interested.

The conclusion from this and my other threads is that, for now, I should place more trust in my "business partners." It’s difficult for me, but I will try. Basically, I trust that other people do a good job, but I hear so many negative things about the construction industry and have had bad experiences myself, which makes it hard.

There are different sellers with varying company philosophies. Naturally, everyone aims to do as little work as possible while maximizing profit.

Some use empty phrases and just want you to sign quickly.

Others make you feel comfortable. They take their time and treat you as an equal.

A simple question that doesn’t require any expertise on your part:
What features are included in the standard specification?
Or simply: nice doors—standard or an upgrade?
Those who rely on empty phrases are usually done by this point.

I am in favor of small general contractors.
Not just salespeople. They support you from start to finish without staff changes.
No dedicated complaints department.

Don’t limit yourself to just prefabricated houses. There are many small general contractors in Leipzig and the surrounding area who can also build your house as a solid structure, often at a significantly lower cost than the larger national prefabricated house providers.
