... Are builders sufficiently motivated and do they work well and reliably due to the construction boom, or are they rather somewhat careless or overworked because of the many (potential) customers? In other words, how do you currently assess your position and negotiating power as a prefabricated house buyer (Leipzig region)?

Actually, your requirement here also suggests a small general contractor. Someone you can speak directly with, such as a master craftsman or an architect.

They take me even less seriously than the home salespeople, and with a general contractor or architect, I would have to deal with more details.

Why would the master carpenter and company owner who builds five houses take you less seriously than a sales agent who stops caring about you after signing?

The architect works for you. You would want the equivalent of "prenatal diagnostics."
There are architects who also act as general contractors. Prefabricated house providers are also general contractors, by the way.

Why do you think you have to deal with more details?
You are not in a position where you have to do anything yourself in the house construction (let's leave aside any own labor like painting for now).

First, you ask about negotiating power, and then you express concern about not being taken seriously. Buying a house is a transaction that is not based on a power struggle or fighting for equal standing. That seems rather unusual.

You seem to be assuming some odd things. Why would they not take you seriously, and why would you have to deal with more details with a general contractor?
