... Are builders sufficiently motivated and do they work well and reliably due to the construction boom, or are they rather somewhat careless or overworked because of the many (potential) customers? In other words, how do you currently assess your position and negotiating power as a prefabricated house buyer (Leipzig region)?

Well, I just assumed that if someone earns money from me, that person would be a bit more helpful than if I were just causing trouble. But you are probably right.

In a seller’s market, the customer is not king; the seller is. If you want to buy something, you have to wait in line and hope. We’ve been through this here before...

The margin isn’t that high. Neither for the company nor for the salesperson. That’s why they’re not the most motivated.

You still have a lot to learn.
At least you've correctly understood that most house sales representatives are independent sales agents. However, they are not customer-oriented but commission-oriented. That would only align if they were paid based on your satisfaction – but their commission increases not with your happiness, but with the purchase price. With your last sentence, though, you are more correct than you probably realize: they mainly want you to buy before they move on to the next company, whose representative would reap the benefits if you made a purchase. By the way, you should almost certainly expect that after half a dozen model home visits and a month of reading on this forum, you will know more than the sales agent (who often came from a completely different industry). If you ever truly understand how something works in building or how it differs from something similar, have some fun and try having these guys explain it to you.
