... Are builders sufficiently motivated and do they work well and reliably due to the construction boom, or are they rather somewhat careless or overworked because of the many (potential) customers? In other words, how do you currently assess your position and negotiating power as a prefabricated house buyer (Leipzig region)?

Well, the person preparing the offer can indicate whether the prospect belongs to the buyers or the lookers. But they will usually end their career with the current commission provider if they refuse to make offers to the lookers.

A tip: contact all of them informally. This gives you a good sense of whether the personal interaction will work.

An example from our experience:

Unger Park Leipzig "Helma Haus"
- First meeting: 2 hours spent sketching the house on the computer without answering important basic questions about construction or additional building costs
- Poor communication

Regional general contractor / solid construction builder (Town & Country franchisee)
- First meeting: 2 hours discussing building costs
- Continuous communication via email, patiently answered all questions

You can quickly tell where the focus lies. If you don’t feel supported and communication is poor, I would keep looking or ask other homeowners in the area (a construction diary list is a good place to start).

Better than here. He managed to hold himself back from laughing at us. Passive house is eco-friendly and ridiculous.

The KfW construction standard is also outdated for him because interest rates are low, so there is no longer any reason to build energy-efficient.
