ᐅ Which prefabricated house company offers the selection of finishes and materials before purchase?

Hello,

I am new here and ask for your understanding if my question seems basic. I have already tried to find an answer in your previous posts but was not successful.

Now to my question:
Apparently, there are prefab house companies that offer the selection of finishes BEFORE signing the purchase contract. Does anyone here know of such a company? This would be a good reason for me to choose that prefab house company, as it would help me better estimate the costs for the new house.

In theory, things might run more smoothly in a factory setting, but 1. as already mentioned, this only applies to the basic structure, and 2. you have no way to monitor it at all. If, during solid construction, a door is installed in the wrong place and the homeowner notices it, that part of the wall can simply be redone. However, if something is wrong with a prefabricated house, it can’t be quickly corrected like that. For example, we had a situation where one evening we arrived at the construction site and felt the sill height of two windows was too high. We sent a brief message to the head mason, and in less than 24 hours, everything was fixed without much effort.

That the walls and roof are manufactured in the factory, which means there are fewer risks compared to building "on site."

And that’s exactly what I’m afraid of—that I will have to be on site every day and check every brick. When the prefabricated house is delivered, I plan to be there with a few independent experts, and if something is wrong, they will have to take it back. Maybe I can also negotiate to have it inspected together with a specialist directly at the factory.

They have to be assembled on site. Plug-in connections could be prone to leaks. The material of a timber frame house can dangerously swell when it gets wet in the rain.

They most likely won’t do that.

Anyway, one person has their arguments, the other has theirs for building the way they do. However, you have to be careful not to trust the wrong statements or assume things that aren’t true.

What kind of house is it? For 4 people?
Do you already have a plot of land? What budget is available, and where do you want to build? Have you already checked out some companies? You will probably get more constructive answers with these questions than so far.

So far, I have found all the answers constructive, informative, and inspiring. Since we are just at the beginning, I will continue to read and ask questions here more often.

We already have a plot of land. We plan to spend around 300,000 to 380,000 for a prefabricated house (two-story without a pitched roof, two people without children). Ideally, this amount should also include the garage and concrete slab. We are building in the Leipzig region. We have visited several companies at model home parks and now have two favorites. I would prefer a prefabricated home provider from Saxony but have not found one there yet. Oh, that’s a good idea for a new thread.

We see your reasons for choosing a prefabricated house here about every two weeks. Over and over again. As long as you don’t choose a modular prefabricated house provider like Dennert, what you describe as an advantage is completely wrong. Because the interior finishing—and I don’t mean just wallpapering—is done outside with 5-10 trades involved. So, in terms of potential for errors, it is no different from traditional masonry construction. On the contrary, in my opinion, it is even more difficult to respond to planning errors.
