Hello, we have purchased a plot of land – unfortunately, due to a strict zoning plan, it is not possible to build very large.

The floor area ratio (FAR) is 0.15 on a plot size of 926m2 (9970 sq ft).

Basically, two floors are possible!

The architect’s design is attached. The left part of the house is the existing basement with a new structure on top and the connection to an extension via sunken steps.

Do you possibly have any ideas how we could still include a guest room of 10–11m2 (108–118 sq ft) without giving up the walk-in closet?

We would also like to add a second level in the children’s room to create more space – our architect has asked us to gather our thoughts, but I’m a bit stuck and would appreciate any creative suggestions.

Note: the left part, apart from the basement, will be demolished and rebuilt – due to the difference in height (raised basement) there are sunken steps leading into the single-story extension.

I don’t understand. With the extension, you clearly exceed 120 sqm (1,292 sq ft), while only 92.6 sqm (997 sq ft) is allowed.
As far as I know, the floor area ratio refers to the gross floor area, including walls.
That’s a really stupid floor area ratio.

Sorry, it is 0.15... I have corrected it in the text. An exemption permit has been applied for, but who knows – maybe someone here has a brilliant idea! We want to keep the basement and convert it into a livable space. That works for us, but we could really use an additional spare/guest room on the ground floor.

The chosen construction method is timber frame.

Ok... phew... and where does it lead to the basement? Is it not possible to finish the basement? How is the roof? Do you have a cross-section? Would a shifted lean-to roof be possible without the resulting space lacking sufficient height to at least use it as a sleeping area for guests?

The basement is located immediately to the right of the entrance! A shed roof should be possible – two stories are allowed. Otherwise, there are no restrictions... I mainly need a room where I can snore in peace.
